Legacy Custom Homes, a Raleigh builder, has filed plans with the city for a 38-unit townhouse community on the edge of Oakwood.
The project would be built on a 5.2-acre site at 705 N. Boundary St., across Brookside Drive from the Oakwood Cemetery. Plans call for 37 townhouses and one single-family lot.
Raleigh-based York Properties acquired the property for $2 million in February from Kip-Dell Homes. Legacy plans to buy the property from York within the next 30 days, said Ward Russell, the company’s president.
Legacy’s project, Oakwood Townes, would replace the Oakwood Apartments, a 28-unit complex that was originally built in the late 1950s.
Russell said prices for the roughly 1,700-square-foot units would start around $320,000.
“We’re not increasing the density at all,” he said of the project, which does not require for the property to be rezoned. “We’re going to do something that fits in with the neighborhood.”
Oakwood Townes is the latest infill community to be proposed in the neighborhoods north and east of downtown in recent years.
KB Homes is developing Oakwood North, a community of 37 single-family homes on an 11-acre site that is less than a mile from the Oakwood Townes location.
Two other Kip-Dell apartment sites – Brookview Apartments and Clover Apartments – are also slated to be redeveloped after Kip-Dell sold them to developers in recent months.
Legacy has done several infill projects in Raleigh in recent years, including HighPark Townes and the Oaks at Fallon Park.
