Residents in the Cheswick subdivision off Hodge Road aren’t happy.
With a proposed subdivision called Stone River tentatively in its beginning stages, Raleigh-based Terramor Homes plans to develop 463 single-family homes and townhomes off Panther Rock Boulevard – too close for comfort for Cheswick residents.
Led by resident and a Cheswick homeowner Sunny Myers, a project manager in construction, a group of about 50 neighbors is claiming that they were misled by their home-site representative and is seeking the town’s help to pressure the developer or rezone an upcoming subdivision.
After speaking during public comment at several town council meetings, Myers finally got her wish – a meeting between the Cheswick neighbors, Terramor Homes president Pablo Reiter and representatives from the town, including Mayor Russell Killen.
“It’s crazy,” Myers said.
So was the meeting – residents packed out town hall for standing room only and the question-and-answer period quickly turned into raised voices demanding answers.
Four of the main concerns residents presented included increased traffic, the location of post office box units, the construction of apartment buildings and the disappearance of tree buffers.
The residents argue that more units will increase unwanted congestion on U.S. 264 and the Hodge Road bridge. As for the tree buffer, the residents are requesting a 20-foot minimum tree buffer between their neighborhood and the new development.
In addition, they are pushing against apartments because “they will put pressure on a system that’s already failing and are a negative impact to our community,” Myers said in an email to the developers and the town.
“It’s hard because the meeting wasn’t as productive as we wanted it to be,” she said after the meeting. “I’m very disappointed in the town’s reaction... They’re saying that ‘we’re in compliance, we can’t do anything.’ No, you feel like you can’t do anything.”
During the town’s presentation to the residents, planners showed the traffic adjustments that would be made along Hodge Road, including additional turn lanes and three traffic light adjustments.
Myers added that Terramor representatives haven’t shown up to past meetings of the Cheswick homeowners association.
“The system is already failing,” she said in a May 19 interview. “I really am hopeful for a resolution for this...but (the town is) not putting the pressure on the developer to change this.”
During the meeting, the town emphasized that the developers were in compliance, but they would work toward a solution.
“If these folks won’t build – if they walk away... somebody else is going to buy the property,” Killen said.
The group plans to meet again in June, with responses to the residents’ concerns.
