Kane Realty has plans for another large expansion at North Hills

Kane Realty has plans for expanding North Hills by redeveloping an almost 9-acre part of the site where JC Penney now sits.

The proposal calls for five mixed-use buildings of up to 12 stories on Lassiter Mill Road against the I-40 Beltline. It would add more parking, food, retail and office space to the shopping center, and include multifamily housing.

Kane Realty has submitted the plan to the City of Raleigh and the Raleigh Appearance Commission, which oversees design and architecture of developments.

If approved, Kane Realty CEO John Kane said that work on the first phase of redevelopment could begin in August or September this year. In an interview with The News & Observer, Kane said the entire project would take about two-and-a-half years to complete.

The 50-year-old JC Penney, the oldest North Hills tenant, will close on April 24, the company announced last August.

Plans submitted to Raleigh

Site review plans for the redevelopment propose:

1,200 additional parking spaces.

124,174 square feet of additional retail space.

362,097 square feet of additional office space.

426 units of multifamily residential space with 307 one-bedroom, 90 two-bedroom and 29 three-bedroom units.

The first phase of redevelopment, Kane said, would include the two 12-story residential and office towers with ground level retail. The next phase would feature another tower of that height by its allowed zoning, Kane said.

Two levels of underground parking, located under the future buildings, will be added and connected to the existing parking deck next to the Target.

The plans list architecture firm McAdams as the project designer, who works with numerous Triangle projects.

North Hills occupants

The 30-acre North Hills mixed-use development in the Midtown area of Raleigh currently has nearly 100 stores, according to its website.

According to the site review plan, North Hills has 276,849 square feet of retail; 344,023 square feet of office space; a 984-seat Regal movie theater; a 229-room Marriott Renaissance North Hills Hotel; and 75,029 square feet of restaurant and bar space.

It also includes several towers that are over 10 stories, such as the luxury residential Park Central Raleigh tower, and the commercial Midtown Plaza tower, the Advance Auto Parts Tower, the Bank of America Tower and the CAPTRUST Tower.

The Raleigh Appearance Commission will review detailed construction plans for the new proposal at its meeting Thursday at the Raleigh Municipal Building.
