Durham’s Topgolf location is up for sale with a sky-high price tag

A little more than a year since it first opened, Durham’s Topgolf has hit the market with a hefty price tag.

Greenville, South-Carolina-based Realty Link, an active developer of Topgolf entertainment centers across the country, recently listed the three-story, 102-bay facility at 4901 Topgolf Way off Page Road for $38.18 million.

The high-tech driving range, where visitors play simulated golf games in climate-controlled hitting bays, sits just west of I-540 and I-40, about a mile outside the Research Triangle Park. It was part of a larger assemblage — some 46.3 acres — purchased by Realty Link for $7.5 million in 2019.

David Allen, principal at Realty Link, declined to comment on Topgolf’s listing.

Boston-based Atlantic Capital Partners, which is marketing the property, also didn’t return requests for comment.

According to the listing, Topgolf is paying $2.577 million in annual rent for the first five years of its 20-year lease. That’s around $214,755 in monthly rent.

Rent increases by 10% every five years until the lease expires in April 2044.

“The lease is corporately guaranteed and calls for no landlord responsibilities, providing an investor surety of cash flow and a passive investment,” the listing reads.

Topgolf is part of Topgolf Callaway Brands, with more than 100 locations worldwide. In addition to Durham, there are two locations in Charlotte and one in Greensboro.

Next door, Andretti Indoor Karting and Games is under construction. The firm purchased the lot from Realty Link for $3.68 million in 2024, TBJ reported.

Realty Link has listed additional sites for sale nationwide. Most recently, it sold a Topgolf in Knoxville, Tennessee, for $35.7 million, CoStar reported.
