A new, 220-acre planned community, Altis at Serenity, is officially open near Fuquay-Varina in northwest Harnett County.
It’s inside Greenfield Communities’ existing 550-acre Serenity, near the intersection of N.C. 210 and Rawls Church Road.
But it’s slightly more exclusive. The target audience: people ages 55 and up.
“Serving the 55-plus market was part of Serenity’s overall vision long before we broke ground,” said Greenfield Communities’ president Matt Brubaker, in a news release. “Demand has only grown.”
This demographic remains “vastly underserved,” he said.
Altis is one of several “resort-style,” 55-plus communities to hit the market in recent months as the region quickly becomes a “hotspot” for retirees.
In the Raleigh-Cary metro, the number of residents 65 and over jumped by 18.3% between 2020 and 2023, census data showed.
That’s driving up competition, both in the Triangle and nationally. In 2024, boomers — ages 61 to 78 — overtook millennials to become the nation’s top homebuyers, accounting for 42% of U.S. home sales in 2024, according to the National Association of Realtors.
“With the 55-plus population making up a large share of homebuyers, Altis aligns perfectly with the growing demand,” said Bob Davenport, Raleigh division president of Tri Pointe Homes, which is behind the project.
It’s the California-based firm’s first active adult community on the East Coast and its third community under the Altis brand.
The community will bring 425 single-family homes featuring nine floorplans, ranging from 1,281 to 3,290 square feet with 2, 3, and 4 bedrooms, and 2-bay garages.
All floorplans are single-story with optional second-floor additions.
Other amenities include a clubhouse, fitness center, pickleball courts and a dog park. Residents also have access to Serenity’s amenity complex, The Barnyard, with playgrounds and trails.
Sales are underway. Davenport said.
New homes range from $400,000 to $700,000, according to the company’s website.
Seven model homes are now open daily for tours.
