Other amenities include a clubhouse, co-working space, gym and yoga studio, shared kitchen, and dog run, all designed to foster community and reflect an elevated standard of living.
The price tag: starting from $875,000 and up to $1.04 million.
“Durham has incredible momentum,” said Ken Horn, president of New York-based Alchemy Properties, the project’s developer. “[It’s] the perfect market to expand.”
“Nothing else of this caliber exists in the market,” he added.
Elm Hill reflects Durham’s broader urban infill trend, where historic pockets near downtown are seeing an explosion of luxury condos and townhomes.
Morehead Hill is one of Durham’s oldest neighborhoods, with homes dating back to the 20th century. It’s bordered by the American Tobacco Campus, Forest Hills and the Durham Freeway. It’s about a 15-minute walk into downtown, the Durham Bulls Athletic Park, and the Durham Performing Arts Center.
Partners include ISG, formerly JDavis, and Hamel Builders, in partnership with Takamatsu Construction Group USA.
Sales are being led by Urban Durham Realty.
Expanding footprint
Alchemy Properties is quickly expanding its footprint in the Triangle.
Elm Hill is its first major project to deliver. The second, One Nash Square, is in the works in Raleigh’s Warehouse District.
In August, the firm unveiled plans for a scaled-back 20-story tower at 217 W. Martin St. in Raleigh’s Warehouse District.
It had previously proposed a 36-story, mixed-use tower next to Nash Square Park; but ultimately scrapped 400 planned apartments, citing rising interest rates and other market headwinds. It will now bring 82 for-sale, high-end condos.
Construction is expected to start later this year. First move-ins are slated for mid 2027.
