Luxury, infill homes launching in North Raleigh. See expected starting prices.

A developer is launching a boutique collection of 10 single-family homes priced from $900,000 in North Raleigh’s Claridge neighborhood.

Ray at Claridge will be built in the existing subdivision off Ray Road, near the Stonehenge area and Lake Lynn, minutes from amenities like 7 Oaks Club, Brennan Station shopping center, Harris Teeter, Wildwood Green Golf Club, and major connectors including I‑540 and the I‑440 Beltline.

It will feature 3,000-square-foot homes, offering between three and five bedrooms and up to four bathrooms. Buyers will also have options for first- or second-floor primary suites with flex spaces that can be used as a home office or guest suite.

First deliveries are expected in spring 2026.

“We’re thrilled to bring new homes to such a prime area of North Raleigh,” said Chip Bishop, general manager for Robuck Homes, a Raleigh-based family-owned firm that has operated in the Triangle since 1926.

The project underscores the growing role of “luxury” infill projects tucked inside established neighborhoods like Claridge.

In recent years, the city has actively pushed for infill development to manage Raleigh’s surging growth as land becomes more scarce. The city’s Unified Development Ordinance sets standards for infill projects, covering lot size, setbacks, building height, and compatibility with surrounding homes.

“By utilizing the opportunity to do just that, we were able to secure a prime location that typically doesn’t have much new construction available,” Bishop said.

But infill doesn’t always equate to affordability.

Home prices at Ray at Claridge are expected to climb into the $1.1 million to $1.3 million range, depending on the home’s floor plan, finishes and lot.

Compare that to North Raleigh’s overall median sale price for single-family homes, which stood at $650,000 in October, according to the latest Redfin data.

Built between 2007 and 2013, Claridge is known for large single-family homes, which typically range from 3,600 to 3,800 square feet. The median sale price stands at around $711,500, according to Neighborhoods.com.

Market update

Across the Triangle, prices are starting to cool after pandemic-era surges.

In Raleigh, sales were down 1.6% year over year in October, according to the latest REMAX National Housing Report. Home are also taking longer to sell, sitting on the market for 61 days, up nearly two weeks compared to last year.

As of Nov. 20, the rate on a standard, 30-year fixed mortgage was 6.26%, mortgage financing provider Freddie Mac. That’s down from 6.84% this time last year.

Meanwhile, inventory is growing.

Raleigh now ranks fourth in the U.S. for the largest jump in active listings, REMAX said.

In October, the metro area had 6,626 active livings, data showed. That’s up from 4,904 homes this time last year, a 35% jump.

That gives buyers more options, “easing the competitive pressure that previously fueled rapid sales,” the report said.

The metro’s median sale price stood at $445,000, virtually unchanged from last year.
