The 5,484-square-foot penthouse suite, Unit 2702, in Durham’s newest 27-story skyscraper, The Novus, is officially off the market for an eye-popping sum.
The three-bedroom condo inside the glassy high-rise at 400 W. Main St. in the city’s Five Points district recently closed for $5.25 million to an undisclosed buyer.
Josh Feder, senior vice president of investments at of Global Holdings, said Friday that it’s the highest-price ever for a North Carolina condo. It also reflects an “appetite for an unparalleled luxury.”
Zillow and other public listing platforms don’t show any closed condo sales exceeding this range in the Triangle. The market historically tops out at around $1.2 to $1.5 million, though active listings currently show offerings as high as $3.29 million in parts of Raleigh.
Unit 2702 features three bedrooms, two dens and 4.5 bathrooms, and “uninterrupted views of the city.”
The firm has not released photos at the owner’s request.
Instead, it offered a peek inside the staged Unit 2205, just a few floors below. At 3,329 square feet, it’s significantly smaller and cheaper, listed for $4.1 million.
The New York-based firm developed the building in partnership with Durham-based Austin Lawrence Partners (ALP).
Opened in 2025, The Novus is part of a wave of new construction hitting the market amid a post-pandemic construction boom. It replaces the South Bank building that stood on the site for nearly 50 years before being demolished in 2022.
It’s the city’s second 27-story building downtown. ALP also built the first — One City Center — in 2018. (That’s about the limit under the downtown 300-foot height limit.)
It includes 54 luxury condominiums and 22,000 square feet of ground-floor retail. Among the amenities: putting greens and golf simulators, spaces to work remotely, a pickleball court, an outdoor movie theater, a dog park, pool, hot tub, cold plunge and steam room.
On the 28th floor, residents also have access to a sky lounge and clubroom.
It also includes 188 rental units. Offerings include one- and two- bedroom apartments, ranging from 512 square feet to 1,962 square feet. Prices start at around $1,796 and go up to $8,792 per month.
Over 89% of the condos have been sold. Online listings show many units still available with prices starting at $919,900. The priciest is listed at over $4 million.
Retail tenants include Revel, a locally owned cycling studio, the Pilates studio Solidcore, and Dose Yoga + Smoothie Bar.
Jane and Greg Hills, the husband-and-wife team behind ALP, began investing in Durham in 2011. (Greg Hills graduated from Duke University in 1976.) In addition to The Novus and One City Center, their firm is also behind the Unscripted Hotel Durham, revamping one of the city’s most iconic buildings — the former Jack Tar Motel.
