Roughly five years after Kane Realty first unveiled ambitious expansion plans for a 33-acre development within Raleigh’s Midtown, the developer has broken ground on its fifth phase: a six-story residential building called Tributary, just south of St. Albans Drive.

As its name suggests, it sits near a tributary of Big Branch Creek inside North Hill’s $1 billion Innovation District.

The groundbreaking coincided with the firm’s announcement that it plans to expand the district’s footprint after a 28-acre land acquisition.

“With Tributary underway, we’re continuing to create spaces where office users, residents, entrepreneurs and visitors can connect in an environment where indoor and outdoor spaces flow seamlessly together,” said Warner Kuppin, Kane Realty’s chief development officer.

Tributary will include 332 “market-rate” apartments and 6,000 square feet of ground-floor retail. A handful of “live-work” units will also be available, targeting small businesses and creative professionals and offering ground-level space with living quarters above.

Other amenities include two courtyards, a digital-content studio and wellness center.

North Hills Innovation District

Since late 2020, Kane Realty has delivered a handful of projects inside the district.

Here’s a breakdown:

  • Vine North Hills Apartments: 326 apartments that opened in late 2020.
  • Channel House Apartments: A mix of 200 studio, one-, two- and three-bedroom apartments that opened in May 2023. It’s 40% occupied, the company said. Amenities include a podcast room, co-working spaces, a saltwater pool and a gaming area.
  • Makers Alley: About 13,500 square feet of ground-level retail space just below the Channel House that opened in the summer of 2024, with spaces ranging from 350 to 900 square feet for small restaurants and retailers.
  • F&B Building: A 6,000-square-foot, stand-alone building with outdoor space designed for a single retail tenant that opened in 2024.
  • Tower 5: A 17-story tower with 355,000 square feet of rentable office space that opened in 2025. Amenities include an indoor bike room, showering facilities and ground-level retail.
  • St. Albans Lofts: 396 apartments that opened in 2025.
  • Pumphouse: A 1,500-square-foot, single-tenant, stand-alone retail space at the base of Tower 5 along Hardimont Drive that opened in 2025.
