Months after acquiring a 28‑acre Midline Raleigh tract for $72 million, Kane Realty has filed plans for an eight‑story mixed‑use building on Navaho Drive along I-440.
It marks the first step in the firm’s eastward expansion of its $1 billion North Hills Innovation District (NHID).
The target audience: residents 55 and older, the firm said Friday.
“The proposed development addresses an underrepresented segment in Raleigh,” Kane Realty spokesperson Michaella Murphy told The N&O in an email.
It also further enhances North Hills’ “walkability, connectivity and long-term value,” she said.
Triangle Business Journal first reported the filing.
Kane purchased the site in January. It includes The Pointe at Midtown, a 365-unit community, and the 115,413-square-foot Grove Towers office building, both of which the firm says it will demolish to make way for the expansion. Zoning rules require the developer to give current tenants 60 days’ written notice before ending their leases.
What’s next for the North Hills Innovation District?
According to the filing, the 275,000‑square‑foot building would occupy lots 2 and 3 of the 901 Navaho Drive tract — part of a larger subdivision effort Kane launched in December to split the property into 16 development parcels.
It will bring 207 one- and two-bedroom apartments, ground‑floor retail, new infrastructure and a 290-space parking deck.
Zoning rules require two public art installations visible from Navaho Drive, including murals or 3-D works at least 10 feet in height or width.
The firm declined to give a timeline for construction.
In late 2020, Kane Realty first unveiled ambitious expansion plans for a 33-acre development within Raleigh’s Midtown. Since then, the firm has delivered a handful of projects. Among them: Vine Apartments in 2020, Channel House Apartments in 2021, Tower 5 and St. Albans Lofts in 2025.
The firm is partnering with Los Angeles-based McCourt Partners for “the next era of NHID.”
In February, it broke ground on a six-story residential building called the Tributary, just south of St. Albans Drive. It will include 332 market-rate apartments and 6,000 square feet of ground-floor retail. A handful of “live-work” units will also be available, targeting small businesses and creative professionals and offering ground-level space with living quarters above.
Nearby in North Hills’ Main District, the firm is also pressing ahead with plans for a 15-story residential tower at 4000 Center at North Hills Street. It will include 246 apartments, 18,000 square feet of ground-floor retail and a 483-space parking deck.
In recent months, the firm has faced growing backlash to its North Hills expansion. Concerned residents have formed Midtown Neighbors United and launched an online campaign against what they see as encroaching development.
“The city of Raleigh must acknowledge our well-founded concerns and take necessary actions to address them,” organizer Randy Jones recently told The N&O.
